Plat: This is the original map of your area prepared from an actual survey showing the subdivision of the land.

 

Platted Dimensions: These are the measurements in the field when the original plat was created.

 

Actual Dimensions: These are the actual measurements in the field and may differ slightly from the platted dimension due to a variety of reasons.

 

Encroachment: Anything of a permanent nature that crosses the property line. This does not include shrubbery, trees or sprinkler heads.

 

Pins found: These are permanent markings found in the field and accurately verified by a Registered Land Surveyor as it corresponds to the plat.

 

Pins set: These are re-established permanent markings as placed by a Registered Land Surveyor as defined by the plat. Pins may only be reset by a Registered Land Surveyor and must be filed with the corresponding County of record.
 

 

 

 

 

FAQ

My property was surveyed when I closed on my house. Can I use that document to locate my boundary lines?

No. The document at the time of closing most probably is a Mortgage Loan Plot Plan or a Improvement Location Report, which is not a land survey and cannot be used for building purposes.
 

What is a Legal Description and where do I find it?

The landowner must provide the legal description of the property. This is called a Legal Description and can be found on the Deed or Abstract and should be contained in your closing papers. These are official documents that transact the land to the property owner and accurately define what has been pruchased. The Tax Statement is not always a complete definition of the property, and is not an accepted, accurate source, for a Legal Description because of its condensed nature.

 

Do the lines that define my property mean that is where I can place my fence?

Not always. Set back rules vary from city to city and from subdivision to subdivision. Your fence company will assist you with this determination.

 

Why are some of my pins missing?

Pins can be missing or bent due to grading, natural shifting of the earth, or careless digging. It is not an uncommon occurrence for a pin to be set by a Registered Land Surveyor.

 

What is a Land Survey?

A land survey is a boundary location and establishment of property corners as defined by the State of Nebraska.

 

 

What is a Land Surveyors Certificate?

A document prepared, signed and sealed by the Registered Land Surveyor showing pins found and set along with boundary line dimensions. A sketch showing the location of any encroachments.
